Property Sales

October Property sales were 13, down -7.1% from 14 in
October of 2010 and -18.8% lower than the 16 sales last month. October 2011
sales were at their lowest level compared to October of 2010 and 2009. October
YTD sales of 164 are running 1.2% ahead of last year’s year-to-date sales of
162.

Prices

The Median Sales Price in October was $300,000, up 15.6%
from $259,500 in October of 2010 and down -4.4% from $313,875 last month. The
Average Sales Price in October was $315,934, up 22.1% from $258,821 in October
of 2010 and down -7.1% from $340,203 last month. October 2011 ASP was at
highest level compared to October of 2010 and 2009.

Inventory & MSI

The Total Inventory of Properties available for sale as of
October was 97, down -12.6% from 111 last month and down -14.9% from 114 in
October of last year. October 2011 Inventory was at a mid range compared to
October of 2010 and 2009.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is
better for buyers. The October 2011 MSI of 7.5 months was at a mid range
compared with October of 2010 and 2009.

Market Time

The average Days On Market(DOM) shows how many days the
average Property is on the Market before it sells. An upward trend in DOM tends
to indicate a move towards more of a Buyer’s market, a downward trend a move
towards more of a Seller’s market. The DOM for October was 100, up 96.1% from
51 days last month and up 44.9% from 69 days in October of last year. The
October 2011 DOM was at its highest level compared with October of 2010 and
2009.

Selling Price per Square Foot

The Selling Price per Square Foot is a great indicator for
the direction of Property values. Since Median Sales Price and Average Sales
price can be impacted by the ‘mix’ of high or low end Properties in the market,
the selling price per square foot is a more

normalized indicator on the direction of Property values.
The October 2011 Selling Price per Square Foot of $142 was down -3.4% from $147
last month and down -6.6% from $152 in October of last year.

Selling Price vs Original Listing Price

The Selling Price vs Original Listing Price reveals the
average amount that Sellers are agreeing to come down from their original list
price. The lower the ratio is below 100% the more of a Buyer’s market exists, a
ratio at or above 100% indicates more of a Seller’s market. The October 2011
Selling Price vs Original List Price of 96.7% was down from 97.1% last month
and up from 95.9% in October of last year.

Inventory/ New Listings / Sales

‘This last view of the market combines monthly inventory
of Properties for sale along with New Listings and Sales. The graph shows the
basic annual seasonality of the market as well as the relationship between
these items. The number of New Listings in October 2011 was 18, down -51.4%
from 37 last month and down -25.0% from 24 in October of last year.

Happy Halloween, Everybody!

Happy Halloween 2011!

As you already know from my previous blog post, we are out of power since Saturday night… But! We were able to have a little fun at our party just before we lost the power. Unfortunately, only our neighbors who live in the walking distance from us were able to come due to the heavy snow storms and I have to tell you, it felt more like a New Year’s night then Halloween.

I have to admit… I became a Halloween fan just a few years ago, thanks to my sons Nikita, who is now 14 :O, and Andrei, who is 7, big boy trapped in the little boys body.

My youngest son (as a lot of boys these days) is into scary stuff.. And, of course, what can be scarier than zombies? That is why he chose to be a Zombie Hunter. My lovely husband decided to play along with him and got himself the Zombie costume. (Who the Zombie Hunter will hunt, right?) My oldest son, Nikita, didn’t want to dress up and wanted to be himself—a teenager (and I have to admit, having a teenager is scary enough).

Happy Halloween 2011!

When I went to buy costumes for them to the Spirit Halloween, I saw beautiful Witches hats… It got me inspired and I made costumes for me and my friend J. Her husband dressed up as a Vampire, little girl as a Dark Angel, and her son as a Zombie Hazmat.

Reality check: Are You Prepared if it Will Happen To YOU?

As many of you heard New England got hit by snow storm Alfred couple of days ago… We were prepared for hurricane Irene a few months back: got food supplies, water, batteries, etc… But storm Alfred caught us totally unprepared. I think I was too preoccupied by preparing to host a Halloween party and didn’t pay much attention to our weather report, or didn’t expect anything “serious” in October. Oh boy was I wrong! An unseasonable October storm dumped heavy, wet snow across the eastern United States, knocking down trees and power lines and cutting electricity to more than three million homes and businesses.

   If you have never lived through a nature disaster of such magnitude you haven’t seen nothing yet, and I wish you and your families will NEVER have to go through that. Imagine ¾ mile lines to get gasoline; imagine going two miles in 40 minutes; or not being able to buy any food with your credit cards… And of course, I didn’t expect to find a generator waiting for us at Home Depot, but stopped by there anyway, “just-in-case” what if 🙂

   Well, we lost power Saturday night and today, Monday—we have not got it back yet. On the news they say that only 6 out of 42 pod stations have been fixed. You do the math… It will be at least a few more days without power before we will get our power back. The hotels are full. Our home is 55 degrees.

So, we got our stuff in the car (including three scared and half-frozen cockatiels) and went to visit my sister in her two-bedroom apartment. Of course my sister and her husband were very gracious to help us out (don’t know how their Persian cat “Precious” feels about it, she has been hiding from our army 🙂

And thanks to my sister I can write this blog now. We will stay optimistic, no matter what. Anyway, it could be worse….

How to use Power Point to edit your photos.

Many people asked me how I do my photos in the blogs… Well, I am more than happy to help you and show you what I do to make my presentations more visually attractive. I know that posts with nice attractive pictures will attract more attention. And, I think you’ll agree with me, we all like to look at the pretty staff vs. plain text.

To create and edit my photos I use Microsoft Power Point. (when you need to create a flyer with multiple photos and text in it, and save it as a JPEG file). It’s not a fast process, but it’s very rewarding. I promise you will be happy with results and would want to do more things with it.

I was trying to figure out how can I arrange my photos in my blog posts so they will look more attractive… And thanks to Power Point I was able to easily move my photos inside document and save in as a JPEG file.

Wait… Don’t thank me now…

Step #1:

Insert your photo. In the top banner you will see an option to crop and format your photo. You may choose any effect you want. Play around with it and see what you like the best. Do the same with your other photos if you decide to add more than one. It will be very easy to move them around and reposition as you wish.

Step #2:

Sometimes I like to insert text in to my photo. I use the Insert option at the top banner and choose text box. You may choose whatever font and color you want.

No, No, No… It is not time to thank me yet…

Step #3: VERY IMPORTANT!!!!

Now it’s time to SAVE your photo. Since you are working in Power Point you will have an option to save your document as a JPEG file. And as you know, AR only accepts JPEG files. So, go to SAVE AS….
